Scope 01 / Included

What the management service covers

We operate short-term rentals for one- to four-apartment owners in Kyiv, Lviv, Odesa and Dnipro. Every line below states the limit that applies, so nothing is left to interpretation.

  1. 01

    Pricing and calendar control

    Nightly rates reviewed weekly against local occupancy, city events and platform demand. We adjust rates up to 60 days ahead and hold the agreed price once a booking is confirmed.

    Limit: no rate changes inside the final 24 hours before check-in, and last-minute discounts are set by you, not by us.

  2. 02

    Guest messaging

    Enquiries answered 08:00 to 22:00 every day, with a median first reply of 12 minutes across our managed apartments in 2025.

    Limit: outside those hours the on-call line handles access, safety and building emergencies only. No errand running.

  3. 03

    Check-in and check-out

    Self check-in by key safe or smart lock, with arrival instructions sent 24 hours before the guest arrives and a photo record of the apartment after each departure.

    Limit: no staffed reception desk. In-person handover is arranged on request and billed separately.

  4. 04

    Cleaning and linen

    Turnover cleaning after every stay, fresh linen and towels, restock of toiletries and basic kitchen consumables, invoices passed through at cost.

    Limit: no post-renovation or deep cleaning, and we do not launder your personal items or store your furniture.

  5. 05

    Repairs and maintenance

    Routine faults are logged with a timestamp and photo, then fixed by a vetted contractor. We approve and settle jobs up to UAH 3,000 without calling you first.

    Limit: above UAH 3,000, plus appliance replacement and any structural work, we wait for your written approval.

  6. 06

    Local compliance and monthly ledger

    Tourist levy recorded per stay for Kyiv, Lviv, Odesa and Dnipro, plus a monthly ledger with nights, occupancy, ADR, gross bookings, platform fees, management fee, expenses and net payout.

    Limit: we do not file your income tax return or act as your tax agent.

Scope limits

What is not included

Two lines of the agreement carry the most weight: what we operate, and what stays with you. This is the second list, stated plainly so no owner is surprised in month two.

  • Tax and legal advice

    We collect the tourist levy per city and show it as a line on the owner statement. We do not file your return, choose your tax group or represent you before the State Tax Service. That file stays with your accountant.

  • Structural works and repairs

    No plumbing replacement, rewiring, wall removal or balcony glazing. We report the fault with photos and quotes within 24 hours, you approve, and your contractor invoices you directly.

  • Capital purchases

    The furniture, appliances, linen and the initial photography are bought and owned by you. We supply the specification list and the shoot brief, not the funding.

  • Debt recovery

    Where a guest damages the flat, we document the claim and file it with the platform. Enforcement, court filings and insurance disputes remain outside the management mandate.

Properties we usually decline: rooms in shared flats without a separate entrance, buildings whose house rules ban short-term letting, units with no signed owner mandate, and addresses more than 45 minutes from the city centre. Send us the street and floor and we will confirm eligibility before anything is signed.
